- Dec 16, 2025 Brea City Council approves a Site Transfer Agreement with Sycamore Development Brea 265 LLC for one of the project's heli-hydrant (wildfire response) sites. [S20]
- Dec 16, 2025 Brea City Council approves, 3-1, a sales-tax-sharing Economic Development Agreement for the proposed Costco at 200 S. Kraemer Blvd. The City notes this agreement is not a land-use approval; the store itself still needs environmental review and Planning Commission approval. [S20][S18]
- Spring 2026 City: oilfield removal/remediation, then grading east of Rose Drive. East side proposes two residential communities totaling 493 homes, a staging area park, trails, and a basin. City reviewing 8 Brea 265 submittals. [S5]
- Mid 2026 City staff present proposed Specific Plan revisions: school drop-off zones, redesigned park area with expanded Sports Park, school parking lot, public rec facilities, and a private rec building. [S7]
- Sep 2026 A broker blog reports Lennar named as builder on planning-area applications (PA 1, 3A, 3B, 3C). City minutes later named Lennar as the project applicant (see Sep 30, 2026), but the planning-area breakdown is still from the blog only. [S8]
- Sep 30, 2026 Lennar, now named in City minutes as the Brea 265 project applicant, presents proposed revisions to the approved plan to the Parks, Recreation and Human Services Commission. Still capped at 1,100 homes. Proposed: changes to roadway access, the staging area park, Sports Park programming, trails, and school drop-off; a private recreation facility at the northeast corner of PA 6 next to the expanded Sports Park; dropping the planned softball field; and affordable housing of at least 76 and up to 92 senior rental units with a veteran preference. Lennar is also discussing funding a community facility on existing City-owned land instead of dedicating a one-acre site. The commission split 2-2 and sent the item to the City's Finance Committee with no recommendation. These are proposals, not approvals. [S23]
- Oct 2026 City of Brea project page: "Grading is underway." [S1]
- Oct 2026 Park designer C2 Collaborative's project page describes a ~65% Brea Sports Park expansion, a 2-acre trailhead, 15 acres of new parks, 7 miles of trails, and a lit tunnel under Lambert Road (about 4 homes per acre overall). [S15]
- Oct 2026 City of Brea issues a Notice of Preparation of an EIR for a proposed Costco warehouse and fueling station at 200 S. Kraemer Blvd., about 1.5 miles west of Brea 265. Comments are due Nov 5, 2026. [S17]
