Brea 265 FAQ
Straight answers to the questions I hear most, with what’s confirmed and what isn’t.
What is Brea 265?
An approved master-planned community of up to 1,100 homes on about 262 acres in east Brea, around Valencia Avenue, Lambert Road, and Rose Drive, with new parks, trails, and open space.
Who is building Brea 265?
The landowner and original master developer is Aera Energy (now part of California Resources Corp.). State and City records from 2025 name Sycamore Development Brea 265 LLC as the project entity. Minutes from a Sep 30, 2026 City commission meeting name Lennar as the project applicant, presenting proposed revisions to the plan. Lennar hasn't published neighborhood names, floor plans, or prices yet. Join Kevin's update list to hear when it does.
When can I buy a home in Brea 265?
As of October 2026 the City reports grading under way, and no model homes, sales dates, or prices have been announced. The first homes are planned east of Rose Drive. Join Kevin's update list to be notified as soon as an interest list or release opens.
How much will homes cost?
No pricing has been published. Contact Kevin for current details and for recent prices of comparable new and resale homes in Brea.
Is there Mello-Roos?
No Brea 265 CFD (Mello-Roos) appears in the City's published CFD reports as of October 2026, but one could be formed before sales begin. Review the builder's Public Report and Notice of Special Tax. Kevin can help you read them.
What are the HOA dues?
Not published yet. An HOA is expected to maintain the parks, trails, open space, and landscaping, and gated neighborhoods may carry additional costs.
What schools serve Brea 265?
The community is in the Brea Olinda Unified School District. Olinda Elementary is next door and is planned for an expansion in anticipation of Brea 265. Confirm boundaries with BOUSD.
What parks and trails are planned?
About 15 acres of new public parks: a Brea Sports Park expansion of nearly 65% (sports fields, playgrounds, courts) and a new 2-acre trailhead, plus 47.5 acres of open space. Trail length is 7 miles per the park designer, C2 Collaborative, and Aera, versus about 5 miles in the EIR. An illuminated pedestrian tunnel under Lambert Road is planned for safe access to schools and parks. Sources: EIR [S2], C2 Collaborative [S15].
Will it be gated?
Partly. The EIR shows gated entries on the east side at Valencia Ave/B Street and Rose Dr/P Street. West-side neighborhoods aren't planned to be gated. Perimeter trails stay open to the public.
The land was an oil field. Is it safe?
Before each phase, oil wells must be abandoned and the land remediated under state and local oversight (CalGEM, regional water board, OC Fire Authority). Phase 1 is on former agricultural land that never had oil production. Buyers should review all environmental disclosures. Kevin can walk you through them.
Is this the official Brea 265 website?
No. Brea265.com is an independent information and real estate site by Kevin Allen of First Team Real Estate. It isn't affiliated with Aera Energy, CRC, the City of Brea, or any builder.
Do I need my own agent to buy new construction?
Builder sales staff represent the builder. Many builders require your agent to be registered on your first visit, so contact Kevin before you visit a sales office. Having your own representation usually costs you nothing extra.
Is there a Costco near Brea 265?
One is proposed. Costco has applied to build a 159,889 sq ft warehouse with a 40-pump gas station at 200 S. Kraemer Blvd. in Brea, about 1.5 miles (roughly 3 minutes by car) west of Brea 265. As of October 2026 it is in environmental review and has not been approved. (In December 2025 the City Council approved a sales-tax-sharing agreement for the site, but that is not a land-use approval.) The City expects a Planning Commission hearing in fall 2027, and no opening date has been announced.
